What is your commission rate for sellers?

Commission is always negotiable. We have no set fee; however, given that we want to market your property appropriately to ensure a quick sale for the highest possible price and want to be able to co-broke with buyers’ agents, we seek a competitive commission rate. What information do I need to have prepared if renting an apartment?

F. Juliano Real Estate is not a rental-focused real estate agency. However, from time to time we will accept apartment listings from reasonable landlords who understand that we operate in accordance with Fair Housing Laws. Due to the competitive nature of the NYC rental market, prospective renters are advised to gather all necessary paperwork prior to viewing apartments. This includes but is not limited to: (1) a copy of a government-issued photo ID; (2) three recent paystubs; (3) two years of income tax records; (4) recent credit report; (5) current FICO score; (6) three months of bank statements; (7) a letter from your employer on letterhead verifying your employment; (8) if self-employed, in lieu of #7, a letter from a public accountant or certified public accountant on letterhead verifying your income; (9) if you have a pet, all relevant vaccination records and a photograph of the pet; (10) if you have a pet that is an Emotional Support Animal, a letter from the appropriate medical professional stating that the animal is an ESA; (11) if you have a pet that is an ADA-support animal, all appropriate documentation of the animal’s training. Voucher holders need only provide a copy of a government-issued photo ID and a copy of their voucher. If a voucher does not cover the full rent, a voucher holder will be asked to provide a current FICO score.

What is the brokerage fee for apartment rentals?

F. Juliano Real Estate is not a rental-focused real estate agency. However, from time to time we will accept apartment listings from reasonable landlords who understand that we operate in accordance with Fair Housing Laws. For non-luxury apartments, our office asks for a brokerage fee equivalent to one month’s rent. However, in the case of luxury apartment rentals, our office asks for a brokerage fee of 12% of the annual rent.

Does your office work with people with housing vouchers?

Our office operates in accordance with federal, state, and local fair housing laws. We show all properties to all interested parties.

Juliano is an Italian surname. I’m Italian, too. Can I rely on you to only show my property to Italian people or only people who look like us?

No! Our office operates in accordance with federal, state, and local fair housing laws. We show all properties to all interested parties. We will not engage prospective clients who ask us to discriminate or imply that they want us to discriminate. This is neither 1955 nor “the old country”. Our office operates lawfully and ethically. If this is your question, we will not take you on as a client.

What will you do to sell my property?

I’m looking for a property manager, what does property management with your company include?

F. Juliano Management LLC, our property management company, can do as much or as little property management as you would like us to do. In essence, some people hire us for leasing services, that is to keep track of tenant leases and ensure that renewals are sent on time. Other people want full management, which includes rent collection, rent documentation, rent deposits, bill payment, leasing, supervision and hiring of building staff, tenant communication, compliance work, obtaining contractor bids, and other duties specific to individual properties. For every property management package, you can choose to be as involved as you would like to be.

What is your property management fee?

F. Juliano Management LLC charges a percentage rate of a property’s annual gross income as a property management fee. Having said that, there is no standard percentage fee. Each property owner has a different set of circumstances and a different set of wants and needs from property management. I’m looking for a property manager who can help me. Most of my tenants pay in cash. I want you to collect it, but I do not want to deposit all of the cash collected. Can you help me with this?

No! Our office will not help you engage in illegal activity. Tenants have the right to pay rent by cash, personal check, money order, or cashier’s check, and in some case electronically. This is a fact. Another fact is that all rent collected by our office will be deposited by our office. If our office is not contracted to handle deposits or given access to your property’s bank account, then our office will prepare deposits for all rent collected (cash, check, etc.) and you, the owner, will sign for the total amount picked up for deposit by payment type. Our office operates lawfully and ethically. If this is your question, we will not take you on as a client.

As a property manager, how do you communicate with tenants?

Tenant communication is handled via telephone, text message, email, certified mail, by in-person visits, and through our property management system.

As a property manager, how do you handle belligerent tenants?

All tenants will initially be communicated with in the same way. However, some tenants can become belligerent. Our office policy on this matter is as follows:

If a tenant demonstrates behaviors that are verbally aggressive by electronic means (telephone, text message, or email), our agents will terminate the interaction, document the interaction, inform the property owner, and inform our broker. Our office will then send the tenant a letter via certified mail restating the occurrence and making it clear that a repeat offense will result in a cessation of all electronic contact with the tenant.

If a tenant demonstrates behaviors that are verbally and/or physically aggressive during an in-person interaction, our agents are instructed to immediately exit the premises, call 911 (if they feel their lives are endangered), document the interaction, inform the property owner, and inform our broker. In this situation, communication with the offending tenant will be limited to certified mail and our property management system. Our agents’ safety is paramount.
